before you begin

Selling Your Home Is Personal.
I Treat It That Way.

I'm with you from your first questions through closing day, with a plan built around what matters to you.

step one

What's Your Home Worth?

Before anything else, it helps to know where you stand. I'll put together a personalized home value report based on current market activity, recent sales nearby, and what makes your home unique, so you can make your next move with real numbers, not guesses.

What Selling Actually Costs

Selling a home comes with real costs, and you deserve to know them upfront. Here's exactly what to expect, with nothing hidden and nothing added later.

3%

Commission

This is the same rate most agents in this market charge. The difference is what's included. My 3% covers complimentary professional staging and photography for every listing, at no extra cost to you. Other agents charge the same commission and hand you a bare-minimum listing. I use mine to help your home sell faster and for more money.

Roughly 2%

Closing Costs

Covers title fees, transfer tax, and prorated property taxes. Your exact number depends on your sale price and closing details, and I'll walk you through it well before closing day.

Varies

Prep and Repairs

Some homes need nothing. Others benefit from small fixes before listing. I'll tell you honestly what's worth doing and what isn't, so you're not spending money that won't come back to you at sale.

Negotiable

Buyer Concessions

Sometimes buyers ask for a credit or repair as part of their offer. This is negotiated case by case, and I'll advise you on what makes sense to accept.

I negotiate every offer with your bottom line in mind, so more of the sale price ends up in your pocket, not absorbed by concessions.

why it matters

The Case for Selling With an Agent

Selling on your own can seem simpler. The numbers say otherwise. Here's what professional representation gets you.

Pricing Strategy

Price too high and your home sits. Price too low and you leave money behind. I use real market data, not guesswork, to find the number that gets you the most in the least amount of time.

Marketing & Exposure

Your home needs to reach the right buyers, not just anyone scrolling online. Professional photography, staging, and strategic marketing (included with every listing) put your home in front of serious buyers, not just window-shoppers.

Negotiation

Offers rarely come in perfect. I handle every counter, contingency, and buyer objection with your bottom line in mind, so you're not the one going head-to-head with a buyer's agent.

Homes sold without an agent recently sold for a median of $360,000, compared to $425,000 for agent-assisted sales, a $65,000 difference.

Leslie E. Martin working full time

working with me

This is my full-time career. Not a side hustle.

Selling your home is one of the biggest financial decisions you'll make, and I treat it that way. I'm not juggling this alongside another job. I'm here full-time, which means I'm available when you need me, not when I get around to it. I dig into the data on your home and your market before I ever recommend a price or a strategy, because a plan built on real numbers works better than a guess. And when something needs to be said, even if it's not what you want to hear, I'll say it, because protecting your outcome matters more than being agreeable.

I've been the buyer who had to sell my current home before I could purchase the next one. I know exactly how stressful that timeline feels, because I've lived it, not just coordinated it for other people.

what happens next

After You Accept an Offer

Here's a general idea of what the timeline looks like once you're under contract. I'll walk you through every step in real time, so nothing here should ever come as a surprise.

01

Inspection Period

The buyer will typically schedule a home inspection within the first several days. If issues come up, I'll help you decide what's worth addressing and what isn't, and negotiate any requests so they're fair to you.

02

Appraisal

If the buyer is financing, their lender will order an appraisal to confirm the home's value. I'll make sure the appraiser has everything they need to support your sale price and step in quickly if any issues come up.

03

Closing

Once inspection and appraisal are behind you, it's just paperwork and a final walkthrough before you sign, hand over the keys, and get paid. I'll walk you through every document so nothing catches you off guard.
